How the wind and tides affect waterfront property
When buying waterfront real estate in Virginia's Northern Neck a buyer should understand how his property can be affected by the wind and tide. The buyer should also have an experienced realtor that has practical knowledge about these affects.
Everyone has heard of a Northeaster. When the wind comes out of the northeast especially for several days you can bet it will have an effect on waterfront property owners. If the property has an expansive view and is exposed to the north and/or east then there is a good chance that property will suffer some erosion. The property owner that has installed an erosion control system will suffer less and in most cases little if any.
A sustained wind out of the east will create high tides. This can be especially troubling if your waterfront property is in a low lying area. While the water might not get up to your house it could be the water has gotten far enough in the yard that you cannot get to your pier without wading through water.
If you have an experienced realtor he can tell you these things and direct you towards property that will be trouble free.
A northwester can have exactly the opposite effect. During a northwester the tide is blown out of the bay.Usually the erosion is not that bad even with direct exposure.
Where a problem can occur is if you bought waterfront property that did not have good water depth then that beautiful view you once had might be gone. Don't worry it will come back but for a few days you might be looking at flats and not water. Again and experienced Realtor can advise you on this.
